What we found

358 1st Street had the kind of cornice you would expect on a 130-year-old Park Slope brownstone that had been maintained but not seriously restored — paint cracking, rust starting at the visible seams, and one decorative element that had loosened enough to be a concern.

The good news on first inspection: the underlying sheet metal was still substantially sound. This was a “catch it before it gets bad” job — the right scope at the right time.

The Work

Standard cornice rehabilitation sequence: scrape, rust treat, patch where needed, prime with high-build epoxy, caulk seams, and finish in two coats of color-matched exterior paint.

The loose decorative element was reattached and re-secured before painting. The seams between cornice panels — the most common failure points — were re-caulked with elastomeric sealant rated for direct UV exposure.

The result

Clean cornice line, fresh color matched to the rest of the facade, and another 25–30 year cycle bought before this work needs revisiting. The owner now has an explicit baseline to monitor against — they will know exactly what “normal” wear looks like going forward.
