We do exterior masonry restoration on historic and modern New York buildings — and we do nothing else. The narrower your focus, the better the work. Twenty years of doing the same kind of building has taught us exactly which details matter.

Excelon does exterior work only — facade, masonry, roofing, waterproofing, sidewalk. We do not do interior renovations, kitchens, bathrooms, or framing. The focus is the work, and the work is the focus.

Sidewalk & Concrete

In NYC, the homeowner is responsible for the sidewalk in front of the building. A DOT violation is the city telling you that you have a problem to fix. We fix it — properly, to DOT spec, with the right base and the right mix. We also restore historic bluestone and install paving stones.

Roofing

Almost every “facade” issue we diagnose actually started at the roof. Failed roofing, missing flashing, or clogged drainage sends water into the wall, where it does its slow damage. We do roofing on Brooklyn and Manhattan brownstones, row houses, and historic Victorians.

Stucco

Stucco is one of NYC’s most common facade finishes outside the historic districts. Done correctly — with proper prep, the right mix, and patient application — it lasts 20–30 years. Done badly, it cracks, blisters, and falls off in five.

Waterproofing & Thorocoat

Almost every facade failure we repair traces back to water entry. Proper waterproofing — done with the right system, applied at the right time — prevents the next 30 years of expensive repairs. We apply Thorocoat and other vapor-permeable systems to brownstone, brick, and stucco.

Landmark & Limestone Repair

A significant portion of our work is on properties within NYC Landmarks Preservation Commission historic districts. We use approved materials, approved methods, and we know which finishes will pass review the first time.

Brick Pointing & Tuckpointing

Mortar joint replacement is the most underrated investment a NYC building owner can make. Done right, it stops water at the wall and lasts 50+ years. Done wrong, it accelerates the damage it was supposed to prevent. We do it right.

Stoop Restoration

A brownstone stoop is a sculpture that has to carry weight. We restore failing brownstone, limestone, and bluestone stoops across Brooklyn and Manhattan — recoating, recarving, replacing risers, and bringing back the precise geometry of the original mason’s work.

The cornice is the part of the building you never look at — until it starts to fail. We repair sheet metal, wood, and decorative cornices on Brooklyn and Manhattan brownstones, row houses, and historic facades, with the patience and color discipline the work requires.

How we work

Every service follows the same four-step rhythm .

One direct contact (usually Sajin himself), one written estimate, daily on-site supervision, and a workmanship warranty in writing. No project is too small, no facade too historic.

On-site visit

We come to your building, walk the facade with you, and identify exactly what’s failing — and what isn’t yet. No upselling. Sometimes the answer is “wait two years.”

Itemized estimate

Written, line-by-line, with material specifications and a realistic schedule. You see what you’re paying for, and what’s optional.

Restoration

Daily on-site supervision. Daily clean-up. Photo updates throughout. Sajin or a senior crew member is reachable by phone, text, or email seven days a week.

Walk-through & warranty

Final walk-through together. Punch list addressed before the final invoice. Workmanship warranty in writing — and yes, we come back if something needs attention.

Interior renovation

Ground-up construction

New buildings, additions from scratch, foundation builds. We restore; we do not build new.

FISP / Local Law 11 inspections

The inspection itself requires a licensed QEWI architect or engineer. We are the contractor that performs the resulting repairs to spec — and we work with most QEWIs in Brooklyn and Manhattan.

"Resin patch" coverups

We do not paint over rotten cornices or skim cracked brownstone with proprietary resins. The only fix that lasts is the one that addresses the cause.
