What we found

95 Clinton Avenue has the scale that Clinton Avenue is known for — a free-standing or semi-detached residence with a substantial stuccoed facade. The previous coating had failed in the typical pattern: blistering in patches, hairline cracks running along stress lines, and several larger cracks where the substrate had moved.

The good news on inspection: the underlying stucco was largely sound. This was a recoat-and-restore job, not a tear-off-and-replace.

The Work

Power-wash to remove all loose material. Pre-treat hairline and structural cracks with elastomeric. Patch any larger cracks with compatible Portland-lime mix. Apply primer. Two full coats of Thorocoat vapor-permeable coating, custom-tinted to match the property’s established color.

The Thorocoat system is critical for stuccoed buildings of this scale: it bridges the typical hairline cracks the substrate develops over time, while remaining permeable enough that moisture from inside the wall can still escape.

The result

Unified facade with proper crack bridging, vapor-permeable finish, and a 12–20 year service expectation before any meaningful refresh is needed. The crack pattern is gone. The color is consistent.
